Welcome to the community!  Your home resides within the boundaries of Westown Metropolitan District (“the District”). The District is a quasi-municipal corporation and political subdivision of the State of Colorado, governed by a five-member elected Board of Directors.

The Westown community does not have a Homeowner’s Association for the community as a whole, instead, the District performs such functions as covenant control, architectural review, and grounds maintenance services. This includes, but is not limited to, community parks, community fencing, pool areas, private streets, parking lots, and snow removal on district-owned property, as well as other management services for your community. These services are paid for through your yearly property tax assessment rather than through an assessment of dues such as an HOA would impose.

NOTE: If you have purchased a condominium, you will be receiving additional information from the Westown Condominium Association.

Notice to Metropolitan District Residents

House Bill 23‐1105 was enacted May 24, 2023, by the Colorado Legislature to establish a task force to examine issues affecting certain Metropolitan District homeowners’ rights.

The Metropolitan District Homeowners’ Rights Task Force will be created in the Colorado Department of Regulatory Agencies, Division of Real Estate, to examine issues concerning communities that are governed by the board of a Metropolitan District, including tax levying authority and practices; communication with homeowners regarding Metropolitan District processes; homeowners’ rights and responsibilities; and, governance policies, including voting and elections.

The Metropolitan District Homeowners’ Rights Task Force members are designated representatives as identified in House Bill 23‐1105, to be appointed on or before November 1, 2023, by the Chair of the Colorado House of Representatives and by the Office of the Governor; with its first meetng to follow as soon as practicable after all members have been appointed.
